My dad is going to be looking to trade his lot down near nashoba in the kiamichi mountains. He has an almost 16 acre (15.68?) lot on the black fork trail that has private access via a logging road gate. The land backs up to WMA which I believe is about 6,000 acres and the logging company gives land owners an opportunity to get in on the group lease at a pretty decent rate for 36,000 acres or so. We’d be looking to trade for a few acres of pasture in the Claremore area. So just throwing that out there. He may be open to selling outright.

Deer, hogs, black bear, and turkey have all been spotted on our trail cams we had set up down there.

I’ve played around with the idea of buying some land over that way. I’m more than likely not a serious buyer at this point, but I have a few questions.

1) You said that it backs up to a WMA. Does it back up to the Honobia WMA, Quachita National Forest, or the state park that’s in the area?
2) Does it have any utilities present? If so, what utilities are present?
3) If utilities are not present, can public utilities be added or is it too remote?
4) If an outright sale is considered, do you have an asking price yet?

I’m planning on being in the area sometime in late April. If it’s still available, we might try to arrange a way to see it. You might want to advertise it on the hunting forum that we’re on if you haven’t done so yet. Good luck with the sale/trade!

No worries at all. Just putting the word out there.
And I was mistaken, it’s the Ouachita mountains

1). Honobia WMA.
2). No utilities.
3). Likely too remote for utilities. Some people are putting lighted gates at their property entrances but I’m pretty sure they’re running solar and batteries to operate lights and the gate opener.
4). Id have to ask again what he paid but I believe it was just under $60k so somewhere in that ballpark. I can get specifics for you if internested.

And if you (or anyone) wants to see the pin on onX just DM me and you can see exactly where it’s at.

ETA: where the property touches the WMA it is so far from any road you’d never run into someone hunting that because of the location to any nearby roads that someone could park and walk in. It would just be too far.
 
Is that area foot access only or can an adjacent property owner use a buggy? I had to lead one of my dads hounds across 10,000 acres in the pitch dark and that was an adventure without having to carry or drag it. I’m getting too long in the tooth to pack a buck or bear that far.

You could get a buggy in there in some spots. It’s fairly thick and at the top of the mountain so it does go down hill with leveled out landings. There aren’t establish trails/roads between properties. Hope that answers your question.

Not trying to hijack the thread, but I have a buggy for sale. Fairly new engine, strong 4x4, and it will fit through some tight spots. If anybody buys the land and needs a buggy, I’ll make them a good deal.
